What I do in Orihuela Costa
Orihuela Costa isn't one place but a chain of urbanisations: La Zenia, Playa Flamenca, Cabo Roig, Villamartín, Los Dolses, Campoamor, Punta Prima. Terraced houses, bungalows and semi-detached houses, built in two big waves — one from the nineties up to 2007, the other over roughly the last ten years. I live right in the middle of it, in La Zenia.
You notice it in the work. The first wave of building is now reaching the age where pools start to leak, terrace surfaces come loose, and bathrooms are out of fashion and no longer watertight. That's the bulk of what I do here: renovating and re-tiling pools, rebuilding terraces in travertine, complete bathroom refits — the examples further down all come from houses like these.
And because I live just round the corner, something works here that hardly anyone else offers: coming round at short notice, taking a look and giving you an honest assessment. Including the smaller jobs a firm from Alicante wouldn't even set off for.
What's different in Orihuela Costa
The pre-2007 building boom is catching up
Terraced houses and bungalows from that period are solidly built, but after twenty years the pool, terrace, grout joints and bathroom have had their day. That isn't a defect, that's wear — and wear can be planned for instead of waited out.
Communal pool or private pool
Many complexes have a shared pool: I only work on those with a resolution from the Comunidad. On your own pool, your pool surround, your terrace and your solarium, though, we can start straight away — that's your property.
Lettings dictate the calendar
Many houses here are let out part of the year. That's why I like to schedule larger jobs for the quiet months and fit them around your bookings. If you want the pool refurbished for the summer, talk to me in winter.

You live here — does that mean you come out for small jobs too?
More likely here than anywhere else. I live in La Zenia, and I'm in Playa Flamenca or Cabo Roig within a few minutes. Smaller jobs I'm happy to add to a day when I'm in the area anyway. Coming out specially for a single small task still rarely pays off — just ask briefly on WhatsApp and I'll tell you honestly whether it makes sense.
Our pool belongs to the complex. Can you refurbish it?
Only with a resolution from the comunidad — the communal pool belongs to all the owners, not to you alone. I'm happy to put together a quotation you can present at the meeting. Your own pool, your terrace and your pool surround are separate from that; there it's your decision.
When is the best time for a pool refurbishment?
The months outside the season, so roughly October to March. The pool has to be empty and the work needs drying times that can't be rushed. Book in winter and you'll be swimming in summer — call in June and you'll usually wait until the following year, and I'd rather say so beforehand.
Our house dates from 2004 and simply looks its age. Where do you start?
With a walk-round and an honest order of priority. Usually there are two or three things that are genuinely pressing — a leak, a bathroom, a loose terrace surface — and then the rest, which would be nice to have. I keep those clearly apart so you can decide, instead of doing everything at once. Houses of that vintage are normally sound underneath.
We're only here a few weeks a year. Who lets you into the house?
This happens all the time here: keys with neighbours, the administrator or a key safe, arrangements by WhatsApp, photos of the progress, and a video of the finished result at the end. You arrive and everything is done — for many of my customers that's exactly why they want a German-speaking tradesman on the spot.
