What I do in Torrevieja
Torrevieja has grown like hardly any other place along this coast: first the salt harbour, then from the seventies onwards block after block of apartment buildings, later the urbanisations inland. That shapes the work here. I rarely deal with new builds, almost always with flats and bungalows that have thirty or forty years behind them — and I know exactly where the trouble spots are.
In Torrevieja the salt comes from two sides: from the sea and from the salt lakes behind the town. Anyone painting a façade, coating a metal railing or laying pool coping here is working against a level of exposure that doesn't exist thirty kilometres inland. That's why on the coast it's almost always the preparation and the material that decide whether a job lasts five years or one summer.
From La Zenia I can be with you in a quarter of an hour. That sounds like a detail, but it's the reason why I also take on jobs in Torrevieja that wouldn't pay for a firm coming from Alicante — and why I don't have to put a site visit off until the week after next.
What's different in Torrevieja
Apartments from the building boom
Flats from the seventies to the nineties: pipes buried in the plaster, bathrooms without a level-access shower, terrazzo floors, electrics at their limit. Almost every renovation here starts with us taking an honest look at what's behind the tiles.
Salt from two sides
The sea in front, the salt lakes behind. Render sands off, aluminium blooms, railings and roller-shutter boxes rust from the inside out. With the right substrate build-up and coast-proof materials it's manageable — with DIY-store paint it isn't.
Urbanisations inland
Los Balcones, La Siesta, Torreta, El Chaparral, Aguas Nuevas: bungalows and terraced houses with small gardens, often with a communal pool. Different questions from those in town — terrace, screening, air conditioning, solarium on the roof.

How quickly can you be on site in Torrevieja?
I live in La Zenia, which is about fifteen minutes away. For a site visit I can usually find a slot within a few days — and if you send me two or three photos by WhatsApp beforehand, you'll normally get a first assessment within fifteen minutes of whether a visit is worthwhile at all.
My bathroom dates from 1985 and has never been touched. What am I in for?
Usually more than just new tiles — and I'd rather tell you that beforehand than afterwards. What you typically find is old pipework buried in the plaster, waterproofing that simply didn't exist back then, and a waste outlet in the wrong place. That's exactly why I strip bathrooms right back and build them up again: pipework, waterproofing, tiling, sanitaryware. Whatever I see at the survey, I'll tell you straight — even if it works out dearer than you'd hoped.
Do you also work in urbanisations such as Los Balcones or La Siesta?
Yes, that's a good part of my work in Torrevieja. Bungalows and terraced houses have their own issues: terrace and solarium, screening from the neighbours, air conditioning, often a communal pool where I can't touch anything without the Comunidad's approval. Inside your own four walls and on your own terrace, though, we can move quickly.
I let out my apartment. Can you work between two bookings?
If the time frame is realistic, yes — and if it isn't, I'll tell you. A complete bathroom in four days between two arrivals isn't a plan, it's a promise that falls apart. Decorating, floors or smaller repairs, on the other hand, fit well into a changeover week.
Do I need permission from the council for the work?
For most internal work, a notification to the town hall (declaración responsable) is usually enough in Spain; as soon as you touch the structure, the layout or the exterior appearance, it becomes a proper building permit with a technician involved. At the survey I'll tell you which way your project is heading. The application is made by you or your administrator — I'm a tradesman, not an architect.
