What I do in Alicante

Working in Alicante is different from the urbanisations further south. Here you rarely renovate a detached house; more often it's a flat in a building full of neighbours — in an older property in the city centre, in the Ensanche with its high ceilings, or in one of the blocks at Playa de San Juan. The difference isn't the trade itself, it's the logistics around it.

Carrying materials up the stairwell, a lift that can't take bags of screed, working hours laid down by the community of owners, rubble that can't simply go on the pavement — if you don't plan for this in advance, you lose days. I sort these points out with you before any work starts and, if necessary, with your Comunidad.

What comes my way in town is usually a whole flat: floors, bathroom, kitchen, electrics and decorating in one go, often after a purchase and before anyone moves in. That's the situation in which one contact for all trades is worth the most — and it's the work I most enjoy doing between Alicante and Torrevieja.

What's different in Alicante

Older properties with character — and surprises

In the Casco Antiguo and in the Ensanche there are houses with high rooms, old ceilings and several decades of installations layered on top of one another. Attractive — but behind every wall there can be something that wasn't in the quotation. If in doubt, I open things up early and show you, instead of covering it over.

A flat in a block means neighbours

The comunidad sets the permitted working hours, the lift is off limits or has to be protected, and a skip on the street normally needs a permit. For me that belongs in the planning, not in the excuses.

San Juan and its coastal setting

At the beach the same rules apply as further south: salt air attacks windows, shutters, railings and balcony balustrades. A few streets inland in the city centre it's far less of an issue — I choose the materials accordingly, not by a blanket rule.

What owners in Alicante ask me

Would you even come as far as Alicante for a single apartment?

For a renovation yes, for a dripping mixer tap honestly not — the journey would cost more than the work, and that would be awkward for both of us. For a bathroom, a kitchen or a whole flat I'm happy to come to Alicante; that's around 45 minutes from La Zenia, and I then stay for the day.

My flat is on the fourth floor and the lift is small. Is that a problem?

No, but it needs planning. Material comes in loads that fit through the lift or the stairwell, the lift car and the hallway get covered up, and rubble goes out in bags. That costs a bit of time, but it saves trouble with the comunidad — and nobody wants that, least of all you, since you'll be living there afterwards.

What does the Comunidad say about it — do I need their permission?

Inside your own apartment, you decide. As soon as load-bearing parts, the façade, shared pipework or the stairwell are involved, the community of owners has a say, and their rules apply to working hours and use of the lift. I ask about the house rules before starting, so the job doesn't grind to a halt on day three.

We're in the middle of buying a flat and are still in Germany. How does that work?

Very often that's exactly how it works. We look at the property together over video, or I go in with your estate agent, you get a clear quotation, and while the work is running you get photos by WhatsApp as we go. Decisions are put in writing so nothing depends on what anyone remembers — in English, which is the real reason my clients call me in.

In an older property nearby, breaking out the walls brought more to light than expected. How do you handle that?

By making it visible early on. In older properties I open up the critical points as far as possible before agreeing a fixed price — pipework, damp, substrate. Anything that really only shows up during the strip-out we discuss straight away, with a photo and a price, before I carry on. You won't get extras from me without prior agreement.
